Is This Southern Minnesota Building Minnesota’s Smallest Commercial Listing?

Coming in at less than 400 square feet, it would be accurate to say this is a cozy space. Anyone in the market for a 'small' business? Right now 726 West Fountain Street in Albert Lea has gone up for sale and currently operates as a beauty salon in the old gas/service station building near the heart of downtown Albert Lea.

The building, being sold by Robert Hoffman Realty Inc., is listed on Coldwell Banker's website as having 384 total square feet! The building, which looks like a home, was built in 1926 and still looks to be in pretty good shape, as both of its chimneys are still standing, and the 4 windows are decorated with flower boxes underneath.

So could this be Minnesota's smallest commercial listing? It very well could be, I was able to find Minnesota's LARGEST commercial buildings, Normandale Lake Office Park in Bloomington, really easy, but it doesn't seem to allow me to sort by size on the Minnesota point2homes website that houses over 2,000 available commercial spaces in Minnesota.
